Important Information on Codes:

Retroactive Construction laws are on the horizon. Typically, the NYC Building Code applies to new construction or renovated spaces, but these laws affect all buildings. The following upcoming laws will have a significant effect on Building Owners and the Electrical Construction Industry:

Local Law 78 of 2015:
This law is already Retroactively required as of December 31st, 2016: Animal service facilities are required to either be provided with sprinklers or smoke detection.

Local Law 191 of 2018, Retroactive Date January 1st, 2021:
Group A-1, 2, and 3, B, and M occupancies that contain an existing fire-alarm system will be required to be provided with carbon monoxide detection in select areas.

Local Law 132 of 2016, Retroactive Date January 1st, 2025:
Tenant spaces over 5,000 gross square feet in certain of certain large buildings (over 25,000 square feet or multiple buildings on one lot over 100,000 square feet) will be required to be provided with utility metering or sub-metering systems.

Local Law 134 of 2016, Retroactive Date of January 1st, 2025:
Lighting systems (including lighting controls) of certain large buildings (over 25,000 square feet or multiple buildings on one lot over 100,000 square feet) will be required to meet latest Energy Codes. A-3 houses of worship and Dwelling Unit in R-2 and R-3 occupancies are exempt.

NYC BC 280315.8.2, Retroactive Date of January 1st, 2033:
Hospitals, Nursing Homes, Alcohol and Drug Rehabilitation Centers and other similar occupancies will be required to be provided with connections for temporary generators.

The above retroactive laws will require filing with either the fire department (Local Law 191 and Local Law 78) or NYC Department of Buildings (Local Law 132, 134, and NYC BC 280315.8.2) by a registered design professional and will require electrical or fire-alarm construction documentation for contractor bidding and permitting.
